Booking Policy

All booking inquiries and transactions such as deposits, payments and refunds are done primarily through our website. 



All transactions are in USD currency. We accept payments from MasterCard, Visa, American Express and Discover card. There is an 8.25% service charge add-on to each room reservation. This charge does not go to the hotel owner or staff members, it is a business tax fee. 


Cancellation and Refund

A cancelation notice of two weeks is required for a full refund. A cancelation notice within 48 hours is subject to a 40% refund, anything less than 48 hours is subject to no refund.  All refund payments will be credited to the card used for booking.  



Room rates are based on two adults per room/ per night occupancy. Each room reservation is subject to a minimum of three nights. Room rates reflect high-season months (October 16th through May 14th) and low-season months (May 15th through October 15th). 


A maximum of ten house guest is allowed for group reservations. Cleaning fee per room is $30.00 and $120.00 for renting the whole upper-level of the house.


House Policy

Check-in is at 4pm and check-out is at 11am. Brining extra overnight house guests is not allowed and house parties are not allowed without communicating with the owner and getting approval. Pets are not allowed and smoking is not allowed inside the house. Please do not rearrange the furniture, decorative items or bring the furniture outside of the house. A $250.00 USD or more will be charged to your credit card if any damage is found.


Each guest checking-in will receive a door code to enter the house and another door code to enter his or her individual bedroom. Always remember to make sure the doors are closed behind you. We provide free onsite parking (a sign is posted where to park), free Wi-Fi, front and back of the house security cameras, a gate security guard, housekeeping services, first aid kits, laundry services, food services (the menu is available under amenities), clothing iron and ironing board, toiletries, fresh linens, bath and beach towels, beach chairs and beach umbrellas. We encourage our guest to enjoy the beach. However, BeachRock Villa do NOT have a lifeguard on duty.  Swimmers swim at their own risk and BeachRock Villa does not accept liability for any swimming accidents. Please be mindful to not bring back any sand inside the house. There are two outside showers for your convenience to shower off sand. The first shower is located down at the beach… it's at the side of the staircase. The second shower is located inside the bathroom attached to the side of the house. Please do not flush sanitary products down the toilets. In the case of an emergency, there is an emergency contact list posted in the kitchen.
